Small Office Building Cleaning in the East Bay
Common areas, restrooms and tenant suites handled by one vetted local crew on one schedule, so the building looks managed and nobody has to chase the cleaner.
- Common areas and restrooms
- Tenant suites on request
- One contact for the whole building
In a small office building the lobby and the common restrooms are the landlord's reputation. Tenants notice a hallway that was skipped before you do, and a prospective tenant decides in the first thirty seconds whether the building is cared for. Small office building cleaning is about the shared spaces first: entrances, lobbies, hallways, restrooms, stairs and elevators, cleaned on a schedule the tenants can rely on, with their own suites added when they want them.
What is included in small office building cleaning
The common-area scope is written after a walkthrough and shared with your tenants so everyone knows what is covered. A typical scope includes:
- Entry doors, lobby glass and directory cleaned every visit
- Lobby and hallway floors vacuumed, swept and damp mopped
- Common restrooms cleaned, disinfected and restocked with supplies you or we provide
- Stairwells swept, handrails wiped, landings mopped
- Elevator cab floors, walls and buttons cleaned
- Shared kitchens or coffee stations wiped and trash removed
- Common-area trash and recycling collected to the dumpster or compactor
- Door handles, light switches, railings and touch points disinfected
- Exterior entry mats shaken and the entrance swept
- Monthly rotation: baseboards, vents, light fixtures, high dusting and interior glass
Tenant suites are quoted separately, either billed to you as part of the building service or billed to each tenant directly, whichever matches your leases. Each suite gets its own checklist, because a dental practice, an insurance office and a software team on the same floor need different things. See office cleaning for what a standard suite scope covers and janitorial services if the building needs a full nightly program with supply management.
Who small office building cleaning is for
- Owners of two-story and three-story buildings with two to twenty suites
- Property managers who handle a few small buildings and want one vendor and one invoice
- Medical and dental buildings where common restrooms and waiting areas need daily attention
- Owner-occupied buildings where the owner's business is one tenant among several
- Office condominium associations that share a lobby, restrooms and parking
How tenant coordination works
Most problems in multi-tenant buildings come from nobody knowing who is responsible for what. We fix that on paper. After the walkthrough you get a common-area scope to share with tenants, a note of the visit nights, and one phone number for the building. When a tenant reports a missed item or asks for something extra, the request comes to us, we handle it with the crew, and you hear about it only if it changes the scope or the price.
Access is set up once: a key, key card or code for the crew, alarm instructions for after hours, and the dumpster or compactor location. Tenants who add their own suite give the crew suite access the same way, and their visit is written into the same night so the building is done in one pass. How scheduling works
Common areas in most small buildings are cleaned three to five evenings a week, with restrooms every visit. Buildings with light traffic can run twice a week. Visits usually start after 6pm, once the last tenant has locked up, and the crew works from the top floor down so the lobby is finished last and left spotless. Buildings with a daytime presence add a day porter for restrooms and the lobby.
What small office building cleaning costs
Common areas are quoted on the square footage of shared space, the number of restrooms and how many nights a week you want service. For a typical two-story building with two sets of restrooms, common areas run $180 to $390 per visit; very small suites can start lower. Tenant suites are priced on their own square footage using the ranges on our pricing guide. Those are typical ranges for budgeting, not quotes. Your exact price comes in writing after a walkthrough.
What to expect on the first visit
- Walkthrough with the owner or manager. We see the lobby, hallways, restrooms, stairs, elevator, shared kitchen, dumpster location and any suites that want their own service.
- Written common-area scope. You approve the checklist, the visit nights and a flat monthly price before anything starts, and you get a copy to share with tenants.
- Suites added as needed. Any tenant can be added with their own checklist, billed to you or to them.
- First visit and check-in. The first cleaning is a reset of restrooms, floors and glass. After the first week we check in and adjust.
Small office building cleaning questions
Can tenants pay for their own suite cleaning?
Yes. Suites can be billed to the building or directly to each tenant, with their own checklist and their own contact. The common areas stay on one building invoice either way.
Who supplies restroom paper, soap and liners?
Either you supply them and the crew restocks from your inventory, or we supply them and add the cost to your monthly invoice. Most owners choose the second option so restrooms never run out between deliveries.
What happens when a tenant complains about a missed item?
The tenant or your manager calls or texts our local contact, and it is fixed on the next visit or sooner. We keep a note on the building file so recurring requests become part of the checklist.
Do you handle parking lots, landscaping or exterior windows?
Entry areas, mats and ground-level entry glass are included. We offer ground-level exterior window cleaning on a rotation. Parking lot sweeping and landscaping are not services we provide.
