How commercial cleaning is quoted

Every commercial cleaning quote comes down to one question: how many crew hours does your space need each month, and what supplies go with them. Three things drive that more than anything else.

1. Square footage

Larger spaces take longer, but price does not scale in a straight line. Open-plan offices clean faster per square foot than spaces broken into many private offices. Very small offices usually pay a minimum per visit because travel and setup time are the same whether the suite is 800 or 1,800 square feet.

2. Frequency

Nightly service costs more per month than weekly service, but it usually costs less per visit. When an office is cleaned five nights a week, there is less buildup between visits, so each one is faster. Weekly and every other week visits take longer because the crew is catching up on a week or two of use.

3. Scope

A basic visit covers trash, restrooms, kitchens, floors and dusting. Your price rises with each restroom, the size and use of your kitchen, the amount of glass, hard floors that need mopping, and extras like restocking supplies you want us to provide. Specialty work like carpet extraction or window cleaning is priced separately.

Other factors

  • Building access: security check-in, loading dock schedules or limited after-hours windows add time.
  • Type of space: medical offices, labs and showrooms need more detailed work than standard offices.
  • Condition at the start: a space that has gone weeks without good cleaning needs a one-time reset before regular pricing applies.
  • Supplies: you can provide paper goods, soap and liners, or we can supply them and bill monthly.

Ways to keep your cleaning cost down

  • Match frequency to traffic. A 6-person office rarely needs nightly service. Two or three visits a week with a daily trash run by staff often works.
  • Separate daily tasks from monthly tasks. Baseboards, vents and high dusting can rotate monthly instead of being done every visit.
  • Supply your own paper goods. If you already buy supplies in bulk, keep doing it and we will just restock from your inventory.
  • Bundle specialty services. Carpet and window cleaning cost less when scheduled alongside regular visits instead of as separate trips.

Why we quote after a walkthrough

Two offices with the same square footage can need very different amounts of work. A short walkthrough lets us count restrooms, see your floors and kitchen, and ask what your current cleaner misses. You get a written quote with a flat price and a checklist, so there are no surprises on the first invoice.

Office cleaning pricing questions

Do you charge by the hour or a flat rate?

Recurring cleaning is quoted as a flat monthly price based on your checklist and frequency, so your invoice is the same each month. Day porter and some specialty work are priced hourly.

Is the walkthrough free?

Yes. The walkthrough and written quote cost nothing, and you are under no obligation to book.

Why is the first cleaning sometimes priced higher?

If the space has not been cleaned well for a while, the first visit takes longer to bring restrooms, kitchens and floors back to a baseline. After that reset, regular visits move faster and are billed at your normal rate.

Are prices different in Contra Costa and Alameda counties?

Ranges are similar across both counties. Building access rules, parking and travel time matter more than the county line. Dense downtown towers in Oakland or Walnut Creek can take longer to service than a suburban business park.
