Janitorial Services for East Bay Buildings

A full janitorial program for larger offices and buildings: an assigned crew, supplies tracked and restocked, and written checklists you can actually inspect against.

When a building has several floors, a dozen restrooms or tenants who call the property manager the moment something is missed, a basic cleaning visit is not enough. Janitorial services add the structure around the cleaning: who is assigned, what gets done each night, which supplies are running low and how the work gets checked. That structure is what keeps a building from sliding back after a good first month.

What is included in our janitorial services

A janitorial program combines nightly cleaning with the routine tasks that usually land on your facilities team:

  • Nightly cleaning of offices, suites, restrooms and break rooms
  • Restroom supply checks and restocking of paper, soap and liners
  • Supply ordering on a set schedule so you never run out
  • Lobby, elevator, stairwell and corridor upkeep
  • Trash, recycling and compost taken to building collection points
  • Hard floor care: dust mopping, wet mopping and spot scrubbing
  • Carpet vacuuming with edge and corner detailing on rotation
  • Periodic tasks such as high dusting, vents and wall spot cleaning
  • Written nightly checklists signed off by the crew
  • Scheduled quality inspections with notes you can review

Supplies can come from you, or we can source restroom and break room consumables and bill them monthly with the service. Periodic projects like deep carpet extraction and interior glass and window cleaning can go on the same program calendar.

Who janitorial services are for

Janitorial programs make the most sense where cleaning has to run like a system:

  • Property managers responsible for multi-tenant office buildings and business parks
  • Companies with 10,000 sq ft or more, or several floors, at one location
  • Campuses with more than one building, such as offices, training centers or schools
  • Facilities managers who need documentation for each visit and one clear point of contact
  • Businesses that want consumables handled so no one on staff is ordering toilet paper

Smaller suites usually do well with standard recurring office cleaning. If your building also needs daytime coverage of lobbies and restrooms, pair this program with a day porter.

How scheduling works

Janitorial work in larger buildings usually starts once tenants leave in the evening and follows a fixed route, so the crew covers the building in the same order every night. Five nights a week is standard for occupied office buildings, with lower-traffic floors on a lighter schedule.

Your crew is assigned to your building, not rotated across random jobs. They learn the layout, the security desk, the loading dock rules and which tenants have special requests. A crew lead works through the checklist and logs issues like a dripping faucet or a dead light, so you hear about them before tenants do. Inspections happen on a regular cadence with you or the property manager, and anything missed gets corrected on the next visit. One local contact handles changes and questions at (925) 956-4297.

Janitorial labor typically runs $40 to $70 per cleaner hour depending on scope, building type and schedule. Those are typical ranges, not quotes. The janitorial pricing guide explains how programs are put together.

What to expect on the first visit

  1. Building walk. We walk every floor with you or your property manager, count restrooms and fixtures, note floor types and security steps, and ask what tenants complain about most.
  2. Program proposal. You get a written scope with nightly, weekly and monthly tasks, a supply plan, an inspection schedule and a monthly price.
  3. Onboarding. Keys, badges, alarm codes and a storage spot for equipment and supplies are sorted out before the first night.
  4. First weeks. The crew does a reset clean over the first few nights, then settles into the regular route. We book an early inspection with you to catch anything the checklist missed.

Janitorial services questions

What is the difference between janitorial services and office cleaning?

Office cleaning is a set list of tasks on a set schedule. Janitorial services add supply management, documented checklists, inspections and a crew assigned to one building.

Can you supply and restock paper products and soap?

Yes. We can source toilet paper, paper towels, hand soap and liners and bill them monthly, or restock from supplies you buy. The crew tracks usage either way, so you get a heads up before anything runs low.

How do inspections work?

A crew lead checks the work against the written checklist. You or your property manager can join a walk on a schedule you choose, and notes from each inspection are shared with you so issues do not get lost in email.

Do you work with property managers who handle several buildings?

Yes. Each building gets its own checklist and crew assignment, and you deal with one scheduling contact for all of them. Shared spaces in retail or mixed-use properties can be covered under our commercial cleaning services.

Can you take over from another janitorial company?

Call (925) 956-4297 to talk through timing. We can walk the building while your current service is still in place, so the handoff happens on a date you pick.
