Commercial Carpet Cleaning in the East Bay

Hot water extraction and low-moisture carpet cleaning for offices, suites and common areas. Done in the evening or on weekends so your team walks in Monday to clean, dry carpet.

Vacuuming keeps carpet looking fine for a while. Then the gray path from the front door to the kitchen shows up, the coffee stains by the copier stop coming out, and the whole floor starts to look tired. Periodic carpet cleaning pulls out the soil vacuums leave behind. We schedule it outside business hours, move the light furniture, and leave the space ready for the next morning.

What is included in commercial carpet cleaning

We pick the method based on your carpet, how dirty it is and how fast you need it back in use:

  • Hot water extraction: a deep clean that flushes soil from the carpet fibers and pulls it out with strong suction. The right choice for heavily soiled areas and annual deep cleaning.
  • Low-moisture encapsulation: a cleaning solution is worked into the fibers, dries into crystals that trap soil, and gets vacuumed up. Dries fast and works well for maintenance cleaning between deep cleans.

Every job includes:

  • Pre-vacuuming with a commercial vacuum
  • Pre-treatment of traffic lanes and entry areas
  • Spot treatment for coffee, ink and common stains
  • Moving chairs, small tables and light furniture
  • Edge and corner cleaning along baseboards
  • Care for carpet tiles and broadloom
  • Fans or air movers to speed drying when needed
  • Furniture set back in place on protective tabs

Some stains, like bleach spots or old dye damage, are permanent. We tell you during the walkthrough which spots should come out and which probably will not.

Who commercial carpet cleaning is for

  • Offices with carpeted workspaces, private offices and conference rooms
  • Property managers preparing a suite for a new tenant or a move-out inspection
  • Multi-tenant buildings with carpeted hallways and elevator lobbies
  • Medical, dental and professional waiting rooms that see steady foot traffic
  • Offices that just finished a remodel and need the carpet cleaned after post-construction cleaning

Many clients add carpet cleaning to their regular office cleaning service so the same local contact handles both.

How scheduling works

Most offices clean carpets 1 to 4 times a year. High-traffic entries and break areas may need it more often, while low-traffic private offices can go longer. A common plan is one hot water extraction each year with one to three low-moisture cleanings in between.

We work evenings, early mornings and weekends so there is no downtime. Dry times depend on the method and the weather:

  • Low-moisture: usually walkable within 1 to 2 hours
  • Hot water extraction: usually dry in 4 to 8 hours, faster with air movers and good airflow

Cost depends on square footage, soil level and method. Typical East Bay ranges are $0.25 to $0.60 per square foot for hot water extraction, with job minimums of $150 to $250. These are typical ranges, not quotes. Our pricing guide has more detail. To book a date or ask about your carpet, call (925) 956-4297.

What to expect on the first visit

  1. Walkthrough. We look at the carpet type, traffic patterns, stains and furniture, and measure the areas to clean.
  2. Written quote. You get the method, square footage, price and an estimated dry time before you book.
  3. Prep. We ask you to clear papers, cords and personal items off the floor. Your crew handles light furniture; heavy items like file cabinets stay in place and we clean around them.
  4. Cleaning night. Your crew arrives after hours, cleans, sets up air movers if needed and locks up per your instructions.
  5. Morning check. We follow up to confirm the carpet is dry and ask if any spots need another pass.

Commercial carpet cleaning questions

Is hot water extraction or low-moisture cleaning better?

Hot water extraction removes more deep soil and is the better choice for a yearly deep clean or very dirty carpet. Low-moisture cleaning dries much faster and is a good fit for maintenance cleanings between deep cleans. Many offices use both.

How long until we can walk on the carpet?

Low-moisture cleaning is usually walkable in 1 to 2 hours. Hot water extraction usually takes 4 to 8 hours to dry, so we schedule it in the evening or on a weekend and use air movers when needed.

Can you clean carpet tiles?

Yes. Carpet tiles clean well with both methods. Low-moisture cleaning is often preferred for tiles because it puts less water near the seams and adhesive.

How much does commercial carpet cleaning cost?

Typical ranges are $0.25 to $0.60 per square foot for hot water extraction, with job minimums of $150 to $250. Price depends on size, soil level and method. See our pricing page for context.

Do we need to move the furniture ourselves?

No. Your crew moves chairs, small tables and other light furniture. Please clear the floor of papers, cords and personal items. Heavy furniture and file cabinets stay where they are. Questions about your setup? Call (925) 956-4297.
